Six useful elements
- Scope: the plumbing work being proposed.
- Materials: who supplies key fixtures and parts.
- Access and finish work: who opens and restores walls, tile, cabinetry or ceilings.
- Assumptions: what is believed about concealed conditions.
- Exclusions: work that is not included.
- Changes: how unexpected conditions and added work are priced and approved.
Why the lowest number may not be comparable
Two totals can describe different scopes. One may omit finish restoration, disposal, fixtures or access. Compare the written assumptions before comparing price.
Photos help, but have limits
Photos are valuable for initial scope review. They cannot always establish concealed pipe condition, access or code-related requirements.
